The BREEAM In-Use assessment can independently score and assess up to three aspects of performance.
Clients choose which Part(s) to pursue based on where they would find the most value in understanding their performance. The performance can be measured for a whole building or part of the asset, such as a single tenant space. Assessment and benchmarking are easily accessed and facilitated through the BREEAM In-Use Online Tool. Certification requires independent verification of performance on-site by licensed BREEAM Assessors.

How Does the Process Work?
BREEAM In-Use operates entirely through an online platform that facilitates the benchmarking and certification process. The secure online system has dynamic scoring which produces instantaneous outputs and includes reporting functionality that allows the user to track and improve the performance of their assets.
Why BREEAM?
Client flexibility balanced with rigor and credibility: The flexibility of the standard allows for assessment of any building, regardless of age, type or industry sector.
Focus on building performance outcomes: BREEAM In-Use encourages progressive improvement of an asset’s performance, delivering improved asset value, employee health and well-being and sustainable use of resources over time.
Integration of human health and environmental performance: BREEAM In-Use integrates human health with environmental performance, providing the foundational approach to health and well-being that underpins occupant activities to promote health and wellness.
Linking environmental performance and financial value: the integration of Resilience for tomorrow alongside environmental performance from today seeks to protect asset value for the future.
Cost-effective process that delivers operational and market value: low cost benchmarking allows ownership and management to understand performance and certification provides a pathway to provide assurance on the performance of their assets.
Benchmark your asset’s performance today
It’s easy to get started with a BREEAM USA In-Use assessment:
Certification provides assurance to your stakeholders of the asset’s performance and allows you to communicate your asset’s BREEAM score. Certification is carried out by a licensed BREEAM USA In-Use Assessor, with the Assessor selected directly by the Client to conduct the assessment. Only licensed Assessors may submit for certification.
Find a BREEAM Professional
BREEAM is designed to incentivize the engagement of BREEAM professionals, including the identification and appointment of a BREEAM Assessor, as early in the process as possible.
There are two BREEAM professionals:
The Advisory Professional (AP) supports the client team in their individual and collective decision-making and evidence preparation.
This role is not required but the credential provides assurance to clients of the individual’s knowledge and competency with BREEAM In-Use.
The Assessor verifies compliance with BREEAM through evidence review and site visits, awards the rating.
This role is required only when the asset is ready to go through the certification process.
