The Tomorrow Building provides a new landmark entrance to MediaCityUK in Salford.
The ground floor and mezzanine provide a striking co-working space to meet and greet, work and relax while the six floors immediately above offer speculative office spaces ready for tenant fit-out.
The top four floors are 112 bed Premier Inn hotel whose reception, restaurant, kitchen and bar are located on the ground floor adjacent to the media hub. Two concurrent BREEAM assessments have been provided; one for the Premier Inn under Whitbread’s own methodology, the other for the speculative offices under BREEAM New Construction 2011 ‘shell and core’. Both have achieved BREEAM Excellent at design and post-construction stages.
The steel frame building is connected to Media City’s centralised energy centre (Trigen/CHP) which has been sized to accommodate future development at the site and removes the need for individual boilers in each building. The speculative offices are predominantly naturally ventilated as the full height windows can be safely pulled open to allow varying levels of fresh air into the space. The hotel bedrooms are mechanically ventilated in line with Premier Inn’s standard turnkey specification.
Elements of the project which contributed to the Excellent BREEAM ratings include:
- 30% improvement in Building Emission Rate (BER) over Target Emission Rate (TER) contributing to almost 12% of the overall BREEAM score
- Building Management System with energy and water metering throughout
- Low flow sanitaryware
- Specification of responsibly sourced A+, A and B rated building materials, including insulation, from the Green Guide to Specification
- Indoor Air Quality Plan and finishes with low VOC content
- BREEAM and CIBSE compliant internal and external lighting
- Cycle storage for office users and hotel staff – Good access to public transport (tram and bus) and local amenities, and the implementation of a travel plan
- Energy efficient lift specification following a transport analysis
- Dedicated recyclable waste storage areas for both demises with exemplary performance achieved within the Site Waste Management Plan for minimising construction waste
- Landscape and Habitat Management Plan
- Sound attenuation to ensure noise emissions from fixed installations do not affect nearby noise-sensitive buildings
