About the asset
The project is a first fit-out within 1 Bank Street, a 700,000sqft new build office building in London’s Canary Wharf, which is being assessed under BREEAM New Construction 2014. The project fit-out works are being undertaken while the base build is being constructed and comprises the first to seventh floor accounting for 280,000sqft of office space. The fit-out is being assessed under BREEAM refurbishment and fit-out 2014 parts 3 and 4 for first fit-out. The design stage achieved a score of 88.76% and an outstanding rating and is aiming for completion in 2019.
The assessment started with an initial target of Very Good, then uplifted to Excellent, and through further early design decisions, the assessor and BREEAM AP pushing the team on sustainability aspirations and good team/client engagement the project progressed to Outstanding level. This was possible by ensuring early stage actions were captured so no credit was lost due to stage requirements.
The fit-out has achieved all management credits with a commitment for aftercare and post occupancy evaluations. In addition pre occupancy surveys were carried out of SG’s existing offices to enable feedback from staff and future comparison to older assets. This enabled lessons to be learned from how they operate and then be incorporated into the project design.
- Energy efficient lighting and systems used throughout.
- Maximum water credits were achieved through low water consuming fittings and use of greywater systems as well as a comprehensive metering strategy.
- An embodied carbon assessment was undertaken and the design made to limit the impact of the fit-out materials in addition to designing out waste and aiming for a low waste generation target.
- The design is aiming for good air quality with low VOC products where possible. Air quality verification testing will be undertaken prior to occupation.
Societe Generale has been in the UK and the City of London since 1871, the move to Canary Wharf comes just ahead of our 150 years in the UK. The project was launched in 2013 to allow us to regroup over 3000 people working in three London sites. We have been lucky enough to work with Canary Wharf from the beginning when the site only had outline planning and so could express our wishes in regards to sustainability and influence the design to get a fantastic space for our business.
The new building will also benefit from:
- Interconnecting stairs making it possible to transverse all of the floors.
- A 4-storey atrium with balconies, giving great views of London.
- Access to a private terrace on the 4th floor
- Design future-proofed for trading capacity up to 2,000 people.
