About the building

Situated on the corner of James Street and Floral Street, and visible from Covent Garden underground station, the property occupies one of the most prominent positions in Covent Garden.

The property is a single mixed use building with retail use at the ground and lower ground floors, with a separate entrance off Floral St providing access to four upper floors, which was occupied by office use prior to redevelopment to provide 7 residential apartments. It forms part of Lothbury’s wider holding within 25-31 James Street.

The redevelopment of 25/26 James Street & 7 Floral Street was seen as an opportunity to undertake works in a highly sustainable way using responsibly sourced materials and to provide an energy efficient, technologically modern and secure property.

BREEAM provided a suitable and recognised assessment to enable Lothbury Investment Management to meet specific targets and objectives it has set. BREEAM has assisted Lothbury in targeting improved tenant engagement by providing feedback on energy, water and waste use. It aims to improve the EPC rating of all assets as well as ensuring suitable sustainability targets are included in all new lease agreements and renewals. It also targets BREEAM ratings of ‘Very Good’ or higher on all new developments and refurbishments.

Construction site impacts managed and minimised through monitoring of carbon emissions, energy and water consumption, hazardous and other materials by using best practice of an effective SWMP. Residents supplied with a Home User Guide.

Comfort of occupants carefully considered. Structural moisture and air testing carried out prior to specification of fabric measures and heating systems. Low VOC finishes, construction materials, carpets and furnishings. High quality sound insulation.

External walls improved by adding high thermal performance insulation Double glazing and efficient air source heat pumps incorporated. Design maximises use of natural systems to minimise resource use and maximise comfort. Resulted in a 58% CO2 reduction.

Upgraded external walls, new upper floors and windows achieved a Green Guide rating of A+. 100% of timber used was FSC certified and legally harvested.

Internal water consumption reduced to less than 96 litres per person per day. Low-flush and low-flow sanitary ware & flow control fitted to showers in all dwellings.

Non-hazardous construction waste generated was 35% less than the exemplary resource efficiency benchmark target set by BRE. The project achieved a high average recycling rate of 97%.
