Why Choose BREEAM?
BREEAM provides a holistic way to assess the environmental credentials of our developments
What has been achieved as a result of using BREEAM?
- Improvement in site management practices
- Focus on stakeholder communication and collaborative working
- Increased investment to achieve key objectives
14 out of 15 available credits were achieved as a result of high performance facades, automatic shading, energy efficient lighting, energy efficient lift installations and air source heat pumps. A comprehensive metering strategy provides advanced real-time monitoring of energy usage of building and tenancy areas.
User experience is given high priority with occupant control over heating, cooling and lighting, coupled with best practice acoustic performance. The building form and glazing ratio ensures a view out which is protected from glare and heat gain through automatic external shading. Indoor air quality was achieved through early consideration of natural and mechanical ventilation, and low VOC
The development forms part of a wider multi-functional complex which transforms a derelict industrial area of the city, adding ecological enhancements which benefit users and increase local wildlife diversity.
A comprehensive approach to commissioning, including seasonal commissioning during occupancy. Advanced site management policies and procedures.
Low NOx heating and cooling technologies, best practice approach to noise attenuation, lighting control and surface water drainage have minimised environmental pollution.
Excellent access to public transport, cycle storage spaces and cyclist facilities. Electric recharging stations and a car sharing policy demonstrate a commitment to encouraging the use of sustainable transportation.
Comprehensive site waste management policies have reduced construction waste, and in-use policies ensure that adequate recyclable waste storage facilities are provided to cater for the day-to-day operation of the building.
Water efficient fittings, leak detection systems, rainwater harvesting and a comprehensive metering strategy all contributed to significant reductions in potable water use.
Procurement policies favoured locally sourced materials and labour. Where possible, materials were responsibly sourced from suppliers who were ISO 14001 certified.
A combination of all the above and more has been achieved through a process of collaborative working and stakeholder communication, delivering a development which sets a new benchmark for quality and environmental performance in the region.
