About the building

Torsplan Phase 2 is a commercial property with retail and office space. Both office and retail space are BREEAM certified, achieving Excellent for retail and Outstanding for the office.

It is a partnering project between the developer, the lead contractor and the building services contractors. The project was the first office building in Sweden that reached BREEAM Outstanding at the design stage phase. The roof has a running track and an outdoor gym. NCC’s aim is to create future workplaces with a sustainable working environment at a world-class level. NCC believe that the fact that the building is certified to BREEAM Outstanding attracts tenants who would like to contribute to a more sustainable society.

By certifying to BREEAM Outstanding, NCC aim to raise the bar not just for the Hagastaden district of Stockholm, but for Sweden as a whole.

Why BREEAM?

NCC chose BREEAM certification as the most demanding, diverse and challenging environmental assessment method available. All of NCC’s development projects are certified according to BREEAM and Torsplan Phase 2 is, at the moment, the company’s flagship.  BREEAM Outstanding became the tool for deepening co-operation in the partnering project and has proved that the organisation is able to live up to very high environmental goals.

Full MAN credits due energy-efficient CTX-office cabins which ran on green electricity, as well as fuel-efficient vehicles and machines during construction. All timber FSC or PEFC certified through entire supply chain.

Each tenant controls indoor temperature, daylight & lighting levels. A heavy structure stabilises temperature, creating a more comfortable indoor climate. Low emission materials are suitable for recycling and reuse.

Heavy concrete structure acts as a thermal stabiliser, reducing energy use and peaks in power demand. District heating and LED lighting employed. Individual metering and billing gives tenants an incentive to save energy

200 bicycle parking spaces for tenants, with changing rooms and showers. Easy access by metro, commuter train and/or bus. A new metro station will be built below the building. Charging stations for electric vehicles

Sedum green roof contributes to a more comfortable climate on the roof terrace. Also disposes surface water. The roof also features a running track and outdoor gym!

Prefabricated frame and facade incorporates high performance insulation. Partition systems increase possibility of reuse/flexibility for future needs.
