About the Building

In January 2015, Coca-Cola France moved into NODA, an office building developed by Wereldhave. Now owned by Primonial REIM, the NODA building is located on the banks of the River Seine at 9 Chemin de Bretagne in Issy-les-Moulineaux, Paris.

It was designed by French architect Jean-Paul Viguier and constructed in 2014. NODA includes eight floors and three basement levels distributed over 23 600 m².

Wereldhave achieved a 93.2 %, BREEAM Outstanding rating for the shell of the NODA building. Coca-Cola France was determined to continue this ‘Outstanding’ performance, and has succeeded in gaining the same BREEAM rating for the company’s fit-out of the office space. The project was successful in the BREEAM Awards 2016, winning in the office refurbishment and fit-out category.

A multitude of different spaces have been created in the building. These include open offices areas with “sit-stand” automatic desks, customised meeting rooms that showcase Coca-Cola brands and key milestones, a “silent” room that recreates a university library atmosphere, a music room for breaks or informal meetings, stand-alone modules for private video or call conferences, break areas with table football, and a vast kitchen area with tables and high chairs for a variety of gatherings.

Many Coca-Cola items have been used for decoration, from vintage items such recycled wooden cases on the walls, to made-to-measure art pieces and an entrance ceiling made with 13,000 recycled Coca-Cola glass bottles.

Coca-Cola France employees were encouraged to be fully involved in this project – they were able to customise their working areas using a “kit of parts” designed by the architects, which enabled them to choose colour themes and material details.

Sophie Digard, HR Strategic Business Partner at the Coca-Cola Company said: “The BREEAM Fit-Out scheme was chosen to fit with the international dimension associated with The Coca-Cola Company. This scheme was also a logical choice because the building had previously been certified BREEAM Outstanding, which helped us to gain the level we wanted to achieve and showcase. Moreover, the project stakeholders were familiar with Anglo-Saxon references so it came quite naturally.

“The BREEAM Fit-Out Outstanding certification shows our level of dedication regarding environmental issues. We wanted these spaces to promote health and wellbeing for our employees; the design aims to encourage people to walk across the different space types available throughout the day, and to provoke creativity, serendipity and cooperation.”

Overall Strategy

Coca-Cola, a worldwide brand implanted in 200 countries, is committed to investing time, expertise and resources into the sustainable development of economies and local communities. Coca-Cola France has been implementing a CSR policy since it was created, and its main commitments strongly echo the overall BREEAM approach.

A multidisciplinary team has worked closely together to design spaces that would perfectly reflect Coca-Cola priorities of wellbeing, creativity, vitality and innovation.

The sustainable features of the NODA building are particularly echoed in Coca-Cola France’s CSR policy – geothermal energy, wind turbines, solar lighting, water recycling, cool beams, solar thermal hot water and digital equipment. The building’s location is also a major asset, as the previous Coca-Cola offices were also located at Issy-les-Moulineaux, and the site is accessible via public transport systems.

In addition, the variety of social areas available in NODA perfectly matched the “wellbeing at work” approach developed by Coca-Cola France. Roof deck with vegetable garden accessible to occupants, restaurant areas, common area with tables including a panel control for Deezer playing music, a vast bar, and an outdoor resting area with Fatboy© chairs are among the many areas encouraging occupants to meet.

Environmental Features

  • hives are installed on the roof for honey bees,
  • hens are located in the garden at the ground floor and are fed with food waste,
  • rainwater is collected at the building level and greywater is reused to fill the sanitary flushes,
  • outdoor bike racks are made with recycled cans which won the Sustainable Design Award,
  • water from a geothermal source is used in the building, resulting in a 53% reduction in COemissions,
  • radiant ceilings that use geothermal system are installed in office areas,
  • a refrigerant leak system is implemented onsite in respect of R134a in heat pumps – an alarm is triggered whenever the refrigerant concentration is too low.

Wider Benefits

Coca-Cola France is the first organisation to achieve BREEAM Outstanding for a dedicated fit-out project. This achievement reflects the overall Coca-Cola France CSR policy, which is based on limiting its environmental footprint (energy, waste, water), improving social impact (including public health programs, wellbeing at work) and making a more sustainable economy.

This achievement provides an example to Coca-Cola subsidiaries and to other companies around the world – representatives of many companies, ranging from property owners to consulting firms, have already visited Coca-Cola France’s new offices in the NODA building.

Coca-Cola strongly believes that the health & wellbeing of employees can be a powerful driver for performance improvement in any company. The Health & Wellbeing credits in BREEAM support this approach, and demonstrate that environment and climate protection issues are compatible with comfort and wellbeing issues.

Coca-Cola France’s achievements also demonstrate how the BREEAM Core & Shell and Fit-out schemes complement each other.

  • The main entrance ceiling is compound with 13,000 recycled Coca-Cola glass bottles enclosing LED light fixtures,
  • The kitchen chairs are made from recycled cans,
  • Wooden elements are FSC certified,
  • Finishes have been chosen in order to limit the VOC emissions: carpets are GuT-certified, paints are A+-labelled,
  • Floor finishes, coverings and internal walls have been chosen to limit their environmental impact over the full life cycle of the building.
  • CO2 sensors are installed in every meeting rooms to ensure high levels of indoor air quality,
  • Plants are grown above the cupboards to improve indoor air quality and help employees connect with nature.
  • A carpooling system is implemented for Coca-Cola France employees and dedicated parking spaces are identified,
  • Alternative modes of transport are promoted to access the building, in addition to other facilities (eg bike racks, shower and locker facilities, a limited number of parking spaces).
  • A commissioning process has been carried out for the construction phase as well as for the fit-out phase, ensuring that the requirements of BREEAM New Construction and Fit-Out were respected and met with Coca-Cola’s expectations,
  • The BMS monitors energy and water consumption, leakages and comfort parameters,
  • The performance achieved was made possible by the excellent cooperation between each of the stakeholders (Coca-Cola, STUDIOS Architecture, CBRE WorkSpace), and with the main contractor (SuperBuild).
