About the Building
‘The Centre’ Shopping Centre in Livingston is owned and managed by Land Securities. This development involved a 60,000 sq.ft. retail extension of the existing centre. An MSU (Major Shop Unit) was built for Primark Stores. It consists of a three storey extension trading from two levels. BREEAM is part of Land Securities corporate environmental targets, and in this instance was also the developer’s specification target.
Lizzie Batchelor, Environment Manager at Land Securities, said: “BREEAM provides us as a developer with the peace of mind that environmental prudence has been followed through the design and construction phases. Delivered well, it is an attractive benefit for current and future retailers and forms a major part of our corporate responsibility. Achieving a ‘Very Good’ for this project was quite challenging, as Land Securities only controlled the design and construction of the shell, with the fit-out element left to the tenant. As a result, it meant that to achieve the ‘Very Good’ target rating, the building needed to perform well in every category rather than excelling in any specific one. The BREEAM rating for this project should help to ensure that the end user maximises low running costs and efficient operation of the plant and fabric structure.”
