This is a Class A office building, created for the real estate market in January 2006, with an gross internal area 6809m2.  It is 100 % occupied with tenants including Citibank, RCS-RDS, Evalueserve, Thomsons and Bose. It is the first BREEAM In-Use certified building in Cluj County, Romania.

Why did this building undergo BREEAM In-Use Certification?

The owners chose to undergo BREEAM In-Use certification for the prestige and trust that such an assessment brings. Also, for the building’s multinational tenants, it is very important that they find the same conditions of work as in their native countries.

Under a continuous improvement programme and a positive experience of the first year of BREEAM In-Use certification and building management, as well as the positive feedback from building occupiers, the owner Mr. Alexandru Galos and the building management team, decided to improve the building’s performance, resulting in a much improved Part 1 & Part 2 score for the 2nd year of BREEAM In-Use.

Green Strategy and Environmental Features

The categories on which the asset performs well are : Materials, Management , Land Use and Ecology,Waste,  Health & Wellbeing – because of the particular attention that the owner gave to the quality of construction materials and the commitment of the management team to improve every year the issues related to Land Use & Ecology, Waste and Health & Wellbeing of the building occupants.

Now into the second year of BREEAM In-Use certification, the team has implemented important improvements of the asset and building management in comparison with 2013. This includes the introduction of low and zero carbon technologies, such as solar panels and photovoltaics, as well as a rainwater tank collection and re-use of rainwater for irrigation.

Feedback from the building owner confirms that during the first year of operation of BREEAM In-Use that the market value of the asset has improved, the building has lower running costs and staff productivity is improved. Tenants appreciate the new improved quality of the building envelope and installation systems, as well as the improvements made to exterior landscaping. There are plans to improve the performance of the building’s fabric, and its mechanical and electrical systems to run them more efficiently.

The client and BREEAM assessor are also looking at the further steps needed to achieve an Outstanding rating, taking into account further improvements of asset and building management in order to achieve this distinction.
