About the Developer

Yareal Polska is a renowned developer distinguished on the Polish market by their conscious strategy of sustainable residential construction. Their ambition is that all residential investments should be subject to the BREEAM certification process and achieve a minimum Good level (since 2018 Very Good).

So far, certification process have been completed for three residential developments and final BREEAM certificates have been awarded to Strefa Wilanów, Rezydencja Chrobrego (which both achieved a rating of Good) and Eden (Very Good).

About the Buildings

All three investments are residential projects located in Warsaw and are delivered to residents in a partially fitted standard.

They are all characterised by their excellent location; being close to public transport stops and all necessary amenities (which translated into maximum scores in TRA 01 and TRA 02 categories) and the area of the estates completely excludes car traffic, which is directed directly from the street to underground garages. Also, every apartment has access to balconies or home gardens and there are common resting places for residents located among the greenery, with benches and playgrounds with a safe surface.

Green Strategy

One of the important steps taken by Yareal was to ensure, among other things, adequate retention, i.e. to limit rainwater. Thanks to the application of sustainable solutions, it was possible to manage the rainwater on the plot, which is consistent with the objectives of the city of Warsaw.

All construction sites have recycled construction waste. The general contractor of the EDEN project managed to achieve an impressive level of waste recovery of 95%.

Yareal’s goal was to create a space that would be characterised by high-quality materials — all three investments used at least 5 EPD certified products. Building elements exposed to intensive use are protected by bumpers, slats, protective materials or other protections appropriate for the place. This guarantees reduction of damage and, consequently, of the costs of repairs and the resulting waste. The buildings are surrounded by green areas, which increase the attractiveness of the investment in terms of ecology and recreation. Both the inhabitants and their visitors have at their disposal bicycle car parks, and solutions such as LED controlled motion detectors and dusk and energy-saving lifts are used.

Benefits of BREEAM Certification

The BREEAM certificate awarded to YAREAL projects is proof of consistency in the their actions, the endless search for optimal solutions and high-quality projects. It confirms the responsible attitude of the project team towards development with respect for natural resources. The BREEAM certification has allowed the project team to look at the whole design process more sustainably and allowed for an orderly way of coordinating project work. Another essential advantage of the certification is that it provides construction employees with decent social conditions.

This is an essential step for Yareal because since we decided to certify all housing investments a few years ago, we have already received the third confirmation that the stringent BREEAM requirements are met. Our clients (…) have been guaranteed the exceptional character of their property – designed and built with respect for the environment and with the ever more tangible effects of climate change in mind. Thanks to this approach, their houses and flats will age more slowly and at the same time are cheaper to maintain. Among other things, we have achieved a nearly 10% improvement in energy efficiency compared to buildings built to current standards.
